Terms and Conditions
The following is a list of terms and conditions that ensure you enjoy your stay and the house is left ready for the next guests.
Time of arrival - no earlier than 4.00
Time of departure - no later than 10.30
Damage Fee: A Damage Fee of 50 Euros is held for breakages / excess and cleaning etc. The deposit which will be within 3 weeks of departure subject to the house being cleaned properly and no breakages found.
The property must be left as found - cleaned and tidy.
If there is a problem report immediately to the manager in France.
If no satisfactory conclusion then to contact you . if nothing is reported then there can be no subsequent claim.
The owners take no responsibility for loss of belongings etc
the property is no smoking and sorry no pets.
Only the number of guests stated at time of booking are allowed to stay at the property unless agreed by prior arrangement
Use of all facilities/equipment provided is strictly limited to guests booked to stay at our gite. The owners reserve the right to request guests to leave the property should any other persons associated with the guests be found on the property.
Use of any or all of the facilities at 6 Rond Point Du Manoir is entirely at guests' own risk
25% deposit is required on reservation to confirm your booking.
Final balance is due no later than 6 weeks before date of arrival - a confirmation receipt will be sent with full details of how to find our property, keys and so on, failure to pay by due date may result in cancellation of holiday and loss of deposit.
Cancellation policy. a 25% deposit is required on reservation to confirm your booking.
Should you unfortunately have to cancel the following charges will apply:
Greater than 3 months a full refund of deposit .
6 weeks - 3 months = deposit (25% booking price)
6 - 4 weeks = 50% total price
4 - 2 weeks = 75% total price.
Less than 2 weeks = full cost.
Prices are fully inclusive of linen, gas, oil and electricity (except winter/long-term lets).
Ussat Les Bains is a Thermal Spa town an hour and a half south of Toulouse. It is situated 3km from Tarascon Sur Ariege and 15km from Foix.
The house is set in a thermal park right in the heart of the beautiful Pyrenean Mountains, 15km from fantastic Skiing at Ax Les Thermes and 2 hours from Perpignan and the Mediterranean.
The Living/dining room - comfortably accommodating 8 people with large dining table, sofas and chairs .
Bedroom 1 is a double with large double bed.
At only 15km from fantastic skiing at Ax les Thermes, and hour to Andorra and 2 hours from Perpignan and the Mediterranean, our spacious house is an ideal base for your holiday whatever time of year you come to enjoy our beautiful area.
Situated a short walk to the centre of the famous Thermal Spa town of Ussat Les Bains you are in the heart of this popular touristic region of the Pyrenees Mountains, and close to all the activities of the area. Being only 3km from Tarascon sur Ariege and 15km from Foix and an hour and a half from Toulouse access is easy either flying, driving or taking the train!
Newly refurbished for 2009 our comfortable detached holiday property is the former gate house to the Ussat Les Bains Manoir. Fully equipped and furnished for the comfort of our guests it has 3 bedrooms sleeping 7 in total, a large living dining room with log fire for cozy winter evenings and a spacious fitted kitchen. Outside, the sunny patio garden is a perfect place to sit and sip your glass of wine and admire the surrounding mountain landscape.
The master bedroom, bedroom 2 has a double and single bed.
Bedroom 3 has 2 singles beds.
All rooms come with - duvets, pillows and bed linen are supplied and cot and high chair are available (please ask at time of booking).
You will however have to provide your own towels.
We also have a large garage for storage of your bicycles etc .
